Overview of the role

Responsible for the day-to-day management of Doha Festival City Mall, ensuring operational excellence, financial performance, and superior guest experience. The role oversees retailer relations, revenue generation, asset management, budgeting, and business planning, while leading on-site teams and coordinating specialty leasing and concierge programs.

The ideal candidate will drive operational efficiency, stakeholder engagement, and income growth, maintaining the mall’s physical integrity and enhancing its overall value by maximizing Net Operating Income (NOI) in line with revenue and expenditure targets.

What you will do

Financial Performance

• Prepare annual Retail Operations budgets covering capital, manpower, OPEX, and income forecasts.
• Submit budget projections to the Board of Directors for review and approval.
• Regularly review financial performance and take corrective actions for negative variances.
• Use past experience, team input, and market trends to forecast revenue and expenditure accurately.
• Identify potential financial risks and report findings to the Board of Directors.
• Ensure tight management of debtors and consistent delivery of EBIDAT targets.
• Develop and maintain a comprehensive service charge (S/C) budget and matrix.
• Ensure all operational expenditures are recoverable from tenants and audited annually as per international standards.
• Assist in preparing and reviewing monthly and annual financial reports.
• Support re-forecasting, P&L analysis, lease abstracting, and budgeting activities.
• Assist in the collection of monthly receivables as required by the Senior General Manager.
• Oversee asset condition and maintenance programs to maximize lifecycle and salvage value.

Marketing

• Oversee mall marketing initiatives and events, ensuring proper promotion and retailer engagement to drive footfall and tenant sales.
• Enhance the guest experience and handle guest complaints promptly and effectively.
• Develop and execute an innovative, targeted marketing plan with the Senior General Manager and Marketing Manager, ensuring effective budgeting and brand consistency.
• Maintain strong community relations and monitor political or regulatory developments that may impact operations, taking proactive corrective action.
• Foster tenant relations through regular meetings and communication, ensuring awareness and compliance with lease terms.

Operational Excellence

• Maintain high operating standards, ensuring quality, cost, and timeliness through transparent vendor selection (minimum three tenders), and submit recommendations for approval as per DOA.
• Supervise and provide leadership to the concierge, specialty leasing, administrative, and reception teams.
• Evaluate property development needs, recommend improvements, and ensure timely execution of approved projects within defined scope and compliance standards.

Human Resource Management

• Conduct regular performance appraisals, identify training needs, and initiate internal or external training as required.
• Ensure team motivation, engagement, and delivery of expected work standards.
• Maintain strong coordination with corporate departments, ensuring alignment and cohesive operations across functions impacting Centre Management.

Report Presentation

• Present comprehensive reports on tenants, income, expenditure, positioning, and competition to the company, supported by subordinate and market research data.
• Compare actual performance against budget projections and propose ways to enhance performance and design concepts.
• Ensure all reports reflect accurate and up-to-date information to represent the company’s real-time position.

Required Skills to be successful

• 20+ years of experience in the relevant field within reputable organizations, including at least 5–7 years in a senior management role overseeing shopping centre or retail operations
• Strong knowledge of all aspects of leasing and marketing, including strategy development, implementation, and operations.
• Proven ability to collaborate and communicate effectively with tenants, service providers, and internal teams to ensure smooth operations and stakeholder alignment.

• Degree in business administration with specialization in Marketing & Real Estate with extensive knowledge of developing commercial Real Estate properties.
• Masters in Business Administration (Marketing, Accounting) etc is preferred

JOB SUMMARY

The Director of Marketing Communications is responsible for the planning, direction, control, and coordination of all communication activities, with an emphasis on public relations. Promotes and maintains good communications in order to enhance the prestigious image of the hotel and by doing so contributes to the revenues of the hotel.

CANDIDATE PROFILE

Education and Experience

Required:

• High school diploma or GED; 4 years experience in the sales and marketing, guest services, front desk, or related professional area.

OR

• 2-year degree from an accredited university in Business Administration, Marketing, Hotel and Restaurant Management, or related major; 2 years experience in the sales and marketing or related professional area.

CORE WORK ACTIVITIES

Managing Marketing Communications Activities

• Develops an annual communications plan with specific goals and budgets as outlined in the hotel's marketing plan/communications manual. Prepares working plans to achieve goals and ensures the communications team is fully briefed on goals and progress.

• Compares actual achievements against goals on a regular basis and takes corrective action.

• Assists the DOM in the planning of all mailing activities, and oversees their execution.

• Ensures that the corporate ID manual is kept up-to-date and implemented as appropriate.

• Prepares on a timely basis the monthly sales & marketing “communications” report.

• Supervises and directs photography for advertising, collateral and public relations purposes in liaison with the DOM, the advertising agency and the field marketing department at corporate office.

• Ensures the department has a comprehensive master slide/photo/CD library for all advertising, collateral and public relations activities, and regularly sends these to corporate office for the image library.

• Supervises operations of the in-house art department.

• Monitors activities of competitor hotels and trends within the industry.

Managing Public Relations Activities

• Acts as official spokesperson for the hotel when appropriate and responds to all media requests within 24 hours.

• Compiles and maintains a comprehensive list of media contacts and manages them as per the media account management system. Delegates assigned accounts to communications staff as appropriate but takes full responsibility for the key media by maintaining and developing close relationships

• Prepares press releases for appropriate targeted media, locally, regionally and internationally.

• Works closely with the corporate and international press offices on developing story angles.

• Plays a key role in community and government relations as well as VIP handling.

• Secures opportunities, directs and attends hotel sponsored events, and develops targeted partner relationships.

• Creates and organizes press promotional activities.

• Participates in the press events/trips organized by the regional PR offices as required.

• Conducts press blitzes when appropriate.

• Ensures press kit information is comprehensive and kept up-to-date.

Managing Advertising Activities

• Works with the DOM and advertising agency on the rooms and food & beverage tactical advertising campaigns' creative and media plans.

• Maximizes advertising budget by ensuring that the hotel's creative message and media activities are consistent with the advertising of sister hotels and the company group advertising.

• Ensures that the advertising creative is in synergy with the company, projecting a consistent and quality message.

• Reviews the hotel's market segmentation and other appropriate marketing reports to ensure that the media scheduling matches those segments.

• Monitors and maintains media schedules as well as prompt settlement of accounts.

Managing Direct Marketing Activities

• Takes an integrated approach to DM activities, ensuring a consistent and quality image is projected.

• Assists the DOM in the planning, implementation and tracking of electronic marketing activities.

• Maintains budget control.

Manages Collateral

• Coordinates and executes production of all printed materials, with assistance of advertising agencies, following the specifications stipulated in the corporate ID manual.

• Ensures hotel information is updated regularly on the internet/intranet.

• Supervises the production and quality of all displays and temporary signage in hotel public areas.

• Supervises and budgets for quality gift items as appropriate. Ensures correct usage of hotel logo on gift items as stipulated in corporate ID manual.

• Supervises the in-house graphic designer and/or print shop.

The Team

The Infrastructure and Capital Projects (Infra) team focuses on improving return on investment capital and reducing the risks specific to capital projects. The Infra team is built on deep industry sector expertise with a demonstrably differentiated ability to address the most complex business problems and by supporting our owner/operator/contractor clients with the expertise of our deep project, Alvarez & Marsal's ultimate goal is to reduce the level of uncertainty associated with the development and operational costs of your projects, contributing to greater shareholder value drawn from procurement through execution and asset management through different solutions.

How you will contribute

A&M continues to expand in EMEA, and we are looking to recruit a Director to be based in our Dubai office. Working with some of the industry's brightest and most experienced colleagues, you will:

• Lead the execution of project workstreams, demonstrating expertise and identifying opportunities for process improvement within the assigned tasks.
• Conduct meetings and presentations with clients, as well as internal managerial and executive stakeholders, showcasing proficiency and confidence in discussing project matters.
• Collaborate with teams and clients, engaging in negotiations and fostering effective partnerships between leadership.
• Develop and nurture client relationships, seeking to understand their needs and contributing to their satisfaction.
• Participate in industry events and associations to broaden professional connections and identify potential growth avenues.
• Contribute to the identification and pursuit of new business prospects, aligned with the strategic goals of Infra and other Business Units.
• Drive project analyses, propose actionable plans, and exhibit strong decision-making capabilities.
• Demonstrate leadership qualities while effectively guiding project delivery.

Qualifications

• Bachelor's or master’s degree in business administration, Engineering, or a related field.
• Proven experience in project management and business development, ideally within consulting or related industries.
• 8+ years experience within the chemical and petrochemical sectors in the Middle East region
• Strong interpersonal and communication skills, capable of articulating ideas to diverse audiences.
• Willingness to travel as required.
• Demonstrated ability to analyze complex situations and develop solutions, emphasizing creativity and critical thinking.
• Self-starter with strong business acumen and a results-driven approach.
• Ability to adapt and thrive in a dynamic, fast-paced environment.
• Collaborative and team-oriented mindset.
• Effective verbal and written communication skills for interactions with senior management, clients, and colleagues.
• Entrepreneurial mindset with ambition and risk appetite.
• Exceptional analytical and problem-solving capabilities.
