 Position Objectives:

  • To oversee the Datacenter facility maintenance management and safety programs and manage performance metrics in accordance with account KPIs (Key Performance Indicators).
Job Description & Responsibilities:
  • Planning and Management of preventive, and corrective maintenance activities, ensuring work is completed in accordance with account KPIs (Key Performance Indicators).
  • Manage the established performance metrics in the area of work order compliance, such as response time, completion time, overall completion percentage, etc. 
  • In accordance with the account and/or internal metrics. Documents in the maintenance work order system and reports to the client as appropriate to agreed-upon reporting requirements.
  • Responsible for compliance with national and local codes and regulations. Examples include fire and life safety, environmental, or industry/client specific third-party compliance standards such as JCAHO, ISO 14001, cGMP, etc.
  • Responsible for the identification of capital improvement projects, including cost analysis to be utilized in the preparation of capital budgets.
  • Administers energy management initiatives including ongoing evaluation of utility consumption rate structures, implementation of cost reduction programs, and assimilation of data for inclusion in benchmarking database.
  • Manages vendor performance on all existing/new regional outsource provider service contracts and ongoing administration of the RFP process to ensure best pricing and service level performance. 
  • May be required to assist with contract negotiations with vendors / Suppliers.
  • Oversees safety programs are implemented and adhered to in conjunction with client-specific safety requirements, and actively promotes working safely and the importance of safe work practices.
  • Responsible for client account inspections of all facilities. Documents inspection report results and rectifies any issues, concerns, etc. with the client.
  • Provides formal supervision to individual employees within single functional or operational area. 
  •  Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. 
  • Plans and monitors appropriate staffing levels and utilization of labor, including overtime. 
  • Prepares and delivers performance appraisals for staff. 
  • Mentors and coaches team members to further develop competencies. 
  • Leads by example and models behaviors that are consistent with the company's values.

Qualifications & Experience:

  • Master or Bachelor’s degree in Engineering or Telecommunication.
  • Min of 18 years of Engineering and/or Maintenance Management related experience and formal Datacenter related Certification.
  • Ability to make decisions with a thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
  • Valid Project Management Certification (e.g. PMP / PgMP), with extensive knowledge of PM methodologies and professional experience in program/projects management and delivery
  • Essential skills : Team work, Communication skills, knowledge transfer capability, Cross-functional communications skills and Team building experience
  • Good knowledge of executive management reporting, presentations and dashboards concepts with good analytical skills.
  • High level presentation skills, and excellent written and verbal English communications skills, Arabic would be an added advantage

     Job Summary

    Your main responsibilities as Property Sales & Leasing Consultant will include: Sourcing and Leasing Properties such as Office Space, Shopping Malls, Retail Properties, Warehouses, Labour Camps, Residential, Showrooms, etc.

    Main Responsibilities:

    1. Carrying out the day to day functions of Property Sales & Leasing either independently or in conjunction with other sales / leasing Consultants. This includes; renting, buying, and or selling properties for Al Aman Real Estate valued clients. Reviewing property listings, visiting property sites with prospective clients, discussing legal circumstances of the sale, and examining Real Estate tenancy contracts.
    2. Liaising with clients in order to accommodate their rental or sale requirements until such time as the appropriate property is found. Should the client choose to take a property from another realtor, endeavouring to find out the reasons why, in order to improve the quality service
    3. Estimating the current market price and suggest a reserve or minimum selling price list for seller’s and arrange for the listing of concerned properties. Assessing buyer’s needs and locate properties for their consideration.
    4. Taking prospective buyers to inspect properties. Promote sales of properties through advertisement, open houses and participation in multiple listing services. Acting as an intermediary in negotiations between buyers and sellers, when details of transactions need to be negotiated, generally representing one or the other.
    5. Preparing adequate and complete supporting documentation for submission to the Accounts Division to ensure accurate, timely remittances. Forwarding cheques and necessary documents to landlords and / or real estate companies for payments received on their behalf.
    6. Ensuring an effective working relationship with owners, developers and clients, and briefing your Manager promptly on any significant issues arising from those contacts.

The role is responsible for the execution of offshore shipments in accordance with the outlined SOPs for an Iraq based Project. You will be able to work with direction given, raise concerns and adhere to all deadlines provided. The person should have strong customer service and communication skills and take ownership of issues and provide resolution to clients. The role is based in Dubai.

     

    Detailed Responsibilities:

    Pre-Shipment

    • Supervise Data Upload and PO Quality reports
    • Ensure all vendors are contacted within the SOP timeframe by the team and manage interaction performance
    • Ensure all documents are available in myPA system for customer, origin and destination offices to download
    • Run and manage Data Quality reports as defined by Project Manager
       
      Shipping
    • Ensure all shipments conform to the transit time matrix as defined in the SoP/ KPI matrix
    • Ensure that all shipping documents are vetted thoroughly by the Control Tower and conform to the Iraqi import requirements
    • Ensure that all shipments, when created by exporting houses, are created under the right Global Ultimate and refer to the right Customer Codes.
    • Ensure that e-File is up-to-date and complete in all respects
    • Ensure that Cross-Trade file is opened in time as per PA FOP and all invoicing is completed on time as per the Customer SOP
       
      Reporting and Customer Engagement
    • Responsible for all legs of transport and all milestone reports towards the Customer
    • Maintain team performance reports
       
      General Responsibilities
    • Monitor Close out of IHT’s logged by the team
    • Proceed with CAPA reports (root cause analysis) whenever required
    • Respond to any customer inquiry within 24hrs
    • Ensure billing is done correctly and in timely manner
    • Escalate problematic cases to Project manager
    • Ensure team is updating all milestones are updated in timely manner with correct information
    • Ensure timely contact with carriers to arrange clearance and delivery for AIR & SEA import shipments to HUB.
    • Plan export AIR and SEA shipments and consoles to Iraq with HUB Team and carry out all operational activities including transport, documents and loading plan.
    • Contact local BGC vendors for transfers/collections of cargo and move to HUB.
    • Plan FZ to FZ transfers and take lead with customs inspections.
    • Plan HL transport within AE.
    • Execute BB import and export shipments by planning with Port, transporter, carrier and the Hub team.
       
      Communication:
    • Internal– All internal teams.
    • External – Customers, Vendors, Suppliers
       
      Qualifications & Characteristics:
    • Minimum of 4 year’s experience of working in customer service role in freight forwarding industry.
    • A Bachelor’s degree.
    • Experience of working with CW1 is an advantage
    • Knowledge of heavy lift movements including customs transfers
    • Experience in AIR and SEA transport
    • Experience of handling break bulk shipments movements within Port and local movements.
    • Knowledge of customs requirements for inspections in Jebel Ali and DWC.
    • Good communication, influencing and organization skills.
    • Must be able to take ownership of problems and provide solutions to clients in a timely manner.
    • Ability to handle customer complaints effectively and professionally within a timely manner
    • Excellent team player and support team as and when required.
    • Ability to define requirements, analyse facts, and determine relevant solutions/actions to be taken.
    • Ability to meet deadlines and work under pressure.
