Hard Services Senior Manager, UAE

About the RoleWe are seeking an experienced Hard Services Senior Manager to lead our Hard Services Division and ensure that all facilities, equipment, and attractions operate at peak performance. This leadership position plays a critical role in maintaining our building-wide systems—including HVAC, electrical, civil, plumbing, firefighting, kitchen equipment, irrigation, stormwater, gas systems, and more.You will oversee daily maintenance operations, major technical projects, preventive maintenance programs, contractor performance, asset management, and compliance with all relevant safety and regulatory standards. This role also involves managing budgets, optimizing costs, and ensuring an exceptional environment for both colleagues and guests.Key ResponsibilitiesLead and manage all Hard Services operations, including HVAC, electrical, civil, plumbing, firefighting, and water systems.Oversee preventive maintenance (PM) programs, CMMS accuracy, and asset management to ensure maximum equipment uptime.Manage departmental budgets, P&L performance, cost‑saving initiatives, and resource planning.Supervise and develop engineering teams and contractors, ensuring high performance, compliance, and safety standards.Drive technical excellence through project management of installations, refurbishments, inspections, and facility upgrades.Monitor KPIs, service requests, and operational performance to deliver exceptional facility reliability and guest satisfaction.Review technical documentation, approve PM/SOP procedures, allocate manpower, and ensure efficient maintenance workflows.Coordinate with operational departments to support daily facility needs and communicate scheduled downtimes or service interruptions.Lead recruitment, training, and performance management within the Hard Services Division.Qualifications & ExperienceEssentialCertified/qualified HVAC Engineer, Electrical Engineer, Civil Engineer, or Gas/Oil Engineer.Minimum 10 years of hands-on technical experience in installation, commissioning, or supervision.Minimum 5 years of leadership experience managing engineers, contractors, or technical teams.Strong knowledge of:HVAC (FAHU, AHU, FCU)BMSPumping and water treatment systemsFountains/aquaticsBoilers and heat exchangersFirefighting and suppression systemsBasic electrical systemsExcellent English communication skills.Strong MS Office skills (Excel, Word, PowerPoint).DesirableCertified Facilities Manager or similar accreditation.Experience in hospitality or theme park maintenance operations.Knowledge in AutoCAD, CMMS systems (MAXIMO, CAFM), Oil & Gas, project management.Engineering or Facilities Management degree.Landscaping and lighting engineering knowledge.Key CompetenciesStrong leadership and interpersonal skillsCustomer service mindsetAnalytical and detail‑orientedAbility to work independently with minimal supervisionSkilled in evaluating performance, ensuring quality, and driving operational excellenceHighly organized with the ability to manage multiple priorities
