The Residences accountant is responsible for the safeguarding of the residence asset and financial resources to ensure that the homeowner’s interests are protected whilst maintaining the reputation of Four Seasons as the property manager . Ensure that the residences are operated as stipulated in the project governing documents and Four Seasons Management Agreements. Assist the Regional Director of Finance in the administration of all financial aspects of the Residential Operation, to ensure that all local and corporate policies and procedures are observed and to ensure the financial and legal integrity of the business is maintained .

• Handling day to day operation of the finance of the Residence

• Prepare various management reports and the analysis to assist management in their decision-making process.

• Continuously reviewing and validating the allocation methos of common cost apportionment between Resort and Residences

• Ensuring appropriate financial control in compliance

• Review of all legal contracts of the residence, and follow up for their renewal, and ensure their safe keep.

• Handling vendors payment and periodic vendors account reconciliation.

• Coordinating with Purchasing team for negotiation of various cost being incurred for the residences.

• Handling funds management, ensure that monthly reconciliations for all balance sheet accounts are prepared and signed off in accordance with policy, with special attention paid to the bank accounts .

• Monitor the status of the Accounts Receivable aging and billing collection of service charges and other charges as aligned with the governing documents and local standards while maintaining adequate cash flow.

• Maintain a capital reserve account for the replacement of FF&E, plant and machinery and be actively involved in the longer-term planning for the replacement of the infrastructure as appropriate and/or in compliance with the governing documents including a 3rd party reserve study if applicable.

• Month end statement and balance sheet reconciliation

• Handling period closing and Preparation of monthly, quarterly, and annual financial reports.

• Preparation of required financial statements for presenting to Residence owners in their general meeting. Attend Board and/or Member meetings .

• Assist DOF with P&L preparation and presentation of Residence entity during ME as detailed in ME Tasks

• Ensuring actual expenses are within the budget and to achieve this make regular expense forecast . Monitor and control expenses of the residences to ensure that the service charge b udget is always respected.

• Payroll processing of residence accountant employees

• Post all ME entries (bank, assessments, fees, accruals) of Residence entity.

• P&L of Residencias review with DOF and DORES

• Budget preparation of Residence entity

• Assist Resort Budget preparation to ensure proper allocation to Residence entity.

Job Purpose Summary::

The incumbent is mainly responsible for providing efficient, friendly and quality service to customers; answering queries, providing information and guiding customers through various banking procedures; marketing the Group’s products and services and encouraging customers to increase their business with the Group.

Essential Duties & Responsibilities by Dimensions::

A. Shareholder & Financial:

• Proactively market the Group’s products to increase sales volume and profitability, and to achieve or exceed set targets and goals.
• Strive to be mindful of Key Performance Indicators (KPIs) for branch customer service performance monitoring and quality measurement purposes.
• Implements KPI’s and best practices for Officer, Corporate Customer Services
• Promote cost consciousness and efficiency and enhance productivity, to minimise cost, avoid waste, and optimise benefits for the bank.

B. Customer (Internal & External):

• Enhance the Group’s image through pro-active customer-driven servicing of their needs in support of the goal of exceeding customer expectations.
• Ensure customer satisfaction all times and resolve customer complaints timely and effectively.
• Attend and resolve all customer queries at the branch within specified TAT to ensure customer satisfaction.
• Cross-sell products to customers and leverage on existing customer base to improve profitability while driving customer retention.
• Provide timely and accurate information to the external and internal auditors and the Compliance function as and when required.
• Build and maintain strong and effective relationship with branch customers and all other related units of the Group to achieve goals/objectives.
• To assist customers in all their queries on Bank’s product and seek solution to their requests.
• Maintain activities in accordance with Service Level Agreements (SLAs) with internal departments/units to achieve improvements in turn-around time.
• Build and maintain strong/effective relationships with related departments/units to achieve the Group’s objectives.
• Provide timely/accurate data to external/internal Auditors, Compliance, Financial Control and Risk when required.

C. Internal (Processes, Products, Regulatory):

• Act as the first point of contact for customers, especially for new customers, answer their queries and provide information about various products and services offered by the Group.
• Perform certain customer related tasks such as posting account opening, customer data maintenance, issue of balance/no liability certificates etc.
• Assist customers in filling out various forms and applications as requested such as opening an account; applying for an ATM, credit cards and checkbook; standing order instructions etc.
• Coordinate with tellers and branch operations staff on an “as is needed” basis to ensure smooth operations, and timely and friendly service delivery.
• Receive loan applications from customers and prepare the corresponding loan agreements, prepare Foreign Bills for Collection (FBC) requests, check dormant accounts, and scan approve customers’ signatures.
• Should be able to assume teller or branch operations staff responsibilities at peak times, or whenever necessary.
• Refer to Manager, Customer Services for any unresolved queries on transactions handled.
• Monitor the service standards operational in the branch and look for creative ways to improve service delivery.
• Ensure compliance to internal service quality standards and compliance to audit requirements.

D. Learning & Knowledge:

• Possess working knowledge of branch customer service to carry out duties and responsibilities.
• Identify related areas for professional development of self.
• Proactively identify areas for professional development of self and undertake development activities.
• Seek out opportunities to remain current with all developments in professional field.

Education/Experience Requirements::

• Diploma degree University graduate preferably with a Major in Marketing, Banking, Finance, Accounting, Economics, Business Administration or Information Technology (related field of study),

• No years of experience required

Description

STRUCTURAL is seeking an experienced Foreman to join our team in the United Arab Emirates based out of our Dubai office. This position is a growth opportunity for an aspiring leader and will focus on concrete repair and rehabilitation work across the Middle East.  

Collectively, STRUCTURAL with its partners in Middle East form the most advanced and technologically integrated concrete specialty repair solution provider in the United Arab Emirates and the GCC region in general. Our integrated investigate-design-build teams identify problems, create repair solutions, and implement repair projects for owners in commercial, industrial, power generation, and other key markets.

At STRUCTURAL, we spend our time working with our fully integrated repair companies to perform field investigations and develop repair solutions for existing structures and buildings. This position will be a role that requires in-depth knowledge of how concrete structures are designed and behave, including: industrial and power-generating buildings and structures; dynamic equipment foundations; and environmental (liquid-retaining) structures.

Position Responsibilities:

    Perform and document inspections of concrete work to ensure compliance with the project requirements, specifications, project execution plans, codes, and industry standards.
    Communicates effectively, preferably in English. Other languages is an advantage.
    Completes daily Foreman Report, tracks and logs daily site works, verifies accuracy and submits in a timely manner.
    Enforces established job site policies, procedures, and standards of performance.
    Assemble data into reports and communicate results in writing and verbally ensuring completeness and accuracy of all inspection and testing records prior to submitting.
    Coordinate required paperwork and signoffs for owner acceptance

Position Requirements:

    Bachelor’s degree in Civil Engineering or other Civil Construction Field
    Minimum 5 years expertise in the field of concrete repair, experience in coatings and waterproofing and/or cathodic protection of concrete is an advantage
